Our real estate inspections offer a visual inspection of the property to determine the presence of any wood destroying insects such as carpenter ants and termites. This inspection and documentation is required when purchasing a property and must be completed prior to closing.
You've found the perfect home. You've made your offer, picked out your curtains and you're waiting for your keys. Or you're refinancing and ready to tackle all of your DIY projects. Before your loan can close, your property must undergo a WDIIR (Wood Destroying Insect Inspection Report) inspection.
WDIIR inspections identify any wood destroying insects (carpenter ants, termites, wood-boring beetles, etc...) that may be present at your property. A written report will be issued stating whether any wood destroying insects have been found. This report is required by most lenders prior to closing. We recommend scheduling your WDIIR inspection 7-14 days before your projected closing date. This will allow time for any issues to be addressed. If evidence of wood destroying insects is found, Angler Pest Solutions offers a variety of services to mitigate the insect; as well as provide pest exclusion measures to stop any future infestations.
